The following is an example the basic costs to develop a 90 - 100 site campground, excluding the cost of the land. This is an estimate only - construction and related costs vary significantly depending on location, topography, soil conditions, utility costs, water/sewer connections, impact fees, local jurisdiction requirements, permits and other fees. The lower amount reflects a campground with basic amenities. The higher amount reflects campgrounds with added/upgraded amenities and/or more difficult site conditions.

KOA Main Service Building
Based on a 44' X 44' single story building with wood frame construction. It includes laundry, restrooms, store, game room, concrete slab foundation, electrical, plumbing, heating, finishes and related items. Does not include living quarters.

90 Sites
Includes land clearing/prep work, gravel roads and pads, electrical, water, sewer, minor landscaping, playground and miscellaneous equipment. The site mix is 20 water/electric/sewer sites, 50 water/electric sites, 15 tent sites and 5 Kamping Kabin site pads.
  $450,000 - $900,000+
5 Kamping Kabins and Kamping Kitchen
This can be one room or two room Kabins, plus the Kitchen. Sizes and amenities vary.
  $75,000 - $96,000+
Optional Facilities
Pool, spa, upgraded playground, fencing, pool house, storage building, recreation hall, nature trails. Varies greatly depending on the item and/or amenity.
